In response to questions from Planning magazine Mike Kiely, Chair of POS Board, told reporter John Geoghegan that introducing homes into light industrial areas will lead to a loss of employment premises and jobs.
Kiely commented that landowners will be encouraged to convert as residential land values are higher than those for employment purposes. Furthermore, Kiely fears that new residents in such areas could insist on restrictions to nearby businesses as regards operating hours, noise and traffic, potentially limiting their ability to trade successfully.
"Allowing conversions without applications would also make local authorities unable to secure affordable housing and supporting infrastructure by planning gain agreements" Kiely added.
John Silvester, POS Communications Manager, comments that light industrial sites are not always well located in relation to services and facilities for residents, and that identifying replacement employment sites will prove problematic in the face of loss of industrial areas.
