Modern industrial warehouses unlikely to be acceptable for C3 conversion

Planning magazine reveals that the latest statistics, as published by DCLG, show that 40 prior approval applications were decided under the permitted development right during the final quarter of 2016, with 18 approved and 16 refused; the remainder were not deemed to require prior approval and so were able to go ahead. While the permitted development right has been open to applicants since 2015, these are the first figures that show specifically how many are taking it up.

"Modern industrial warehouses are unlikely to be acceptable for a C3 conversion for what I would have thought were obvious reasons: large, metal-clad structures surrounded usually by other industrial warehouse building with lots of heavy vehicles," POS Board Chair Mike Kiely told Planning. "However, traditional warehouses such as wharfs and barns may well lend themselves to conversion and have done so across the country for many years."

A number of local authorities have withdrawn the permitted development right via the Article 4 process.
